5 Top Tips from a Conveyancing Solicitor

23.03.22

Looking to purchase or sell your property(ies)? We know someone who knows more than a thing or two! And, we’re overjoyed because she is going to be one of the two inaugural Expert sat our “Ask an Expert” event on the 31st March.

Next week Thursday, Stephanie Mann,  and Sarah-Louise, our inaugural Experts are hosting a joint event where you get to spend time grilling both of these incredibly knowledgeable and affable women on their legal and financial knowledge. Stephanie is the Partner in charge of the Property and Estate Agency department at Laurie & Co Solicitors, in Aberdeen and Sarah-Louise has nearly a decade of mortgage experience to share.  In that time both Stephanie and Sarah-Louise have witnessed and navigated the extreme highs and extreme lows of the property market.

For this blog, we asked Stephanie a seasoned solicitor to share her top five tips for first-time buyers:

  • When you find a property you like, make sure you view it more than once before submitting an offer. Be aware that the seller doesn’t need to allow another viewing until the missives have concluded.
  • Check the Home report. Take your time to read the small fine print.  Look for wood rot, mold, structural issues and anything that might cost you money down the line.
  • Make sure not just the property is right for you but also, the area e.g. is it close to work, are you near friends and family. It’s not all about the property.
  • Always speak to a solicitor who can help you with how much to offer. Different areas, properties and how long the property has been on the market for are all different factors that can affect a competitive price offering.
  • Draw up a Will if you haven’t already. Should you die without a will in place then your estate is distributed in accordance with the laws of intestacy, not your promises to your family, friends and/or dependants.

Whether you’re buying now or later, you need to be prepared.

And we can think of no better way to do so than meeting face to face with an accomplished property partner and a successfully seasoned solicitor!
